The only developer in Tampa that didn't have to buy the land

USF is putting $500 million on its old golf course. Up the road, a 259-unit building just sold for 39 percent under its 2022 price.

A 259-unit building in South Tampa just sold for $45 million less than it did in 2022.

Up the road on Fletcher, USF broke ground on a $500 million district.

Same market. Same week. The difference is who paid for the dirt.

Before we get into it, let me share some things that went down over the weekend.

We launched F*ck It Friday. One uncomfortable thing per episode. Go watch the first one and tell me if we should keep going.

Sunday morning we did Pilates on Water Street. Free, open to anyone, and humbling. That turnout was great and the overall aesthetic and feel to it in is hard to beat. Coffee at Boulon after. First time trying it, I enjoyed it.

Then out to Indian Rocks Beach to shoot lifestyle content for an agent, with a stop at Surf Grove for another coffee. Family, work, fitness, three coffees. I will take that weekend.

USF turns The Claw into a $500 million district

A. WHAT HAPPENED

USF broke ground on Uptown Landing, a mixed-use district on the old golf course at its Tampa campus.

B. THE DETAILS

The project runs about 30 acres and close to $500 million. It sits on the former Claw golf course along Fletcher. The first phase targets the fall 2028 semester. Housing, retail, and campus-facing space anchor the plan.

C. WHY IT MATTERS

USF owns the land. That removes the biggest cost line in any Tampa project right now. It also puts a real town center at Fletcher and Bruce B. Downs, a corridor that has been strip retail and student apartments for 30 years.

D. MY TAKE

Land basis is the whole story. Every private developer in this market is fighting a 2022 land price. USF is not. That is how a half billion dollar district pencils in 2026 while a 259-unit building down the road sells at a loss. Watch the older student complexes along Fletcher. Their exit just got harder.

A South Tampa complex sold for $45 million less than 2022

A. WHAT HAPPENED

Edge at 1702 traded for $70 million. It is the third sale of that building in four years.

B. THE DETAILS

The property holds 259 units. It sold for $115 million in 2022 and $83 million in 2024. The new buyer took on about $45.5 million in existing debt.

C. WHY IT MATTERS

That is a 39 percent drop in four years on a stabilized South Tampa asset. This is the clearest public number we have on where multifamily values actually sit, and it is well below what owners quote.

D. MY TAKE

Three trades in four years is not a market. That is a building working through a bad capital stack. The number to watch is the assumed debt. A buyer taking on existing paper instead of writing new paper tells you what financing costs today. Anyone underwriting a South Tampa deal this quarter now has a comp they cannot argue with.

A developer near USF St. Pete built smaller on purpose

A. WHAT HAPPENED

A 16-story apartment tower has been proposed across from the USF St. Petersburg campus. It replaces a larger project already approved for the site.

B. THE DETAILS

The new plan sits in downtown St. Pete facing the campus. The approved version was bigger. The owner is going back through the process to build less.

C. WHY IT MATTERS

Developers do not give up approved density for fun. Entitlements cost years and money. Handing some back means the bigger version stopped working on paper.

D. MY TAKE

This is the Edge at 1702 story from the other direction. One is a building repricing after it is built. This one is repricing before a shovel moves. Same construction and debt math underneath. Expect more approved projects to come back smaller over the next year.

UNCONFIRMED. SOURCING THIN. TREAT AS CHATTER.

  • Ora is unveiling new renderings at a private event this week, along with a penthouse asking $24.5 million. I am going. More soon.

  • TOTUM named part of its vendor lineup. Paradeco Coffee Roasters is crossing the bay to supply the coffee bar, alongside Pete’s Bagels, Alessi Bakeries, and Florida Orange Groves Winery. No opening date on paper yet.

  • The Gasworx music venue came back incomplete at Barrio Latino. A protected live oak and a historic home at 1402 North 15th are the sticking points.

  • The cross-bay ferry secured $850,000 for a permanent downtown St. Pete dock. PSTA has two used vessels in refit and a $16.5 million grant toward a third.

  • Volaris filed with the DOT for nonstop Tampa to Guadalajara service. Proposed start is October 2. Not approved yet.

  • The Sail Plaza is reportedly getting a new operator and new food concepts. No names on paper yet.
