Tampa Bay's Most Expensive Listing Ever, $200M in Pre-Sales & 5 Towers on the West Bank

Tampa Bay just got its most expensive listing in history. The Waldorf hit $200M before breaking ground. And five towers are about to line up on the west bank of the Hillsborough. Six stories. Let's go.

💎 PENDRY TAMPA JUST LISTED THE MOST EXPENSIVE HOME IN TAMPA BAY HISTORY AT $45.5M

What happened: A penthouse inside Pendry Residences Tampa just listed at $45.5 million — the highest-priced home ever listed in Tampa Bay.

The details: The penthouse sits atop the 38-story Pendry tower, currently under construction inside Water Street Tampa. Pendry is a luxury hotel brand under Montage Hotels & Resorts. No buyer has been named publicly.

Why it matters: The Waldorf penthouse sold for $27 million and set the record. Pendry lists $18.5 million higher. Every comp in Tampa Bay resets when these close.

My take: Watch how fast this one moves. The velocity tells you exactly where the top of this market sits right now — and whether the ceiling is still rising.

🏙️ WALDORF ASTORIA ST. PETE CROSSED $200M IN SALES BEFORE BREAKING GROUND

What happened: St. Pete's first hotel-branded luxury condo tower crossed $200 million in pre-construction sales — going from $100M to $200M in eight months.

The details: The 50-story Waldorf Astoria Residences at 150 2nd Ave South hasn't broken ground yet. Units start at $2.5M. One penthouse already sold for $27M. Co-developed by Property Markets Group and Feldman Equities, the 539-foot tower will include 163 condos, 73,000 sq ft of office space, and will become the tallest building in St. Pete.

Why it matters: $200M in pre-construction sales in a market that wasn't having this conversation five years ago. Buyers from outside Florida are writing checks on a tower that doesn't exist yet. The demand is real.

My take: Feldman already owns the office building next door at 200 Central. Now they're putting a $500M tower on that block. When that crane goes up, land values and lease rates around it move — and the developers already positioned nearby will do very well.

🏗️ FIVE TOWERS ARE COMING TO TAMPA'S WEST RIVERFRONT — THE FIRST ONE STARTS NOW

What happened: Related Group is moving forward on a five-tower waterfront district near the University of Tampa. The first tower breaks ground now.

The details: District Flats is 24 stories, 363 units, on the west bank of the Hillsborough River. The full build-out: five buildings totaling 1,079 units, a 48-story tower, a 39-story tower, 32,760 sq ft of retail, and 10 boat slips. The district connects Hyde Park, UT, and the Riverwalk into one corridor.

Why it matters: Water Street built out the east side of downtown. The West Riverwalk extension just broke ground with $34M in federal funding. The west bank is next.

My take: Related has been in this neighborhood for years — they know it. Starting with 24 stories is the right call: prove demand first, then the 48-story South Tower follows. Watch District Flats closely.

🏋️ [SOLIDCORE] FILED PERMITS AT WATER STREET TAMPA

What happened: National boutique fitness studio [solidcore] filed building permits for a Water Street Tampa location.

The details: [solidcore] runs 100+ studios nationwide and is known for high-intensity Pilates with a loyal, premium-paying customer base.

Why it matters: Boutique fitness concepts don't file permits in neighborhoods that aren't performing. [solidcore] picking Water Street over everywhere else in Tampa is a direct vote on where the density is.

My take: The residential base at Water Street is now large enough to support a studio charging premium prices. The district is starting to feel lived-in. That's exactly what the developers planned for.

🏚️ 9 NEW CONCEPTS JUST GOT NAMED FOR THE NOHO WAREHOUSE DEVELOPMENT

What happened: Nine food, retail, and hospitality concepts have been announced for the nearly-finished NoHo Collective warehouse development in North Hyde Park.

The details: The converted warehouse project is close to opening. North Hyde Park has been adding residential supply for years — this is the first major retail activation to match it.

Why it matters: NoHo has the streets, the bones, and the housing. It needed a reason for people to show up. Nine concepts at once does that.

My take: Residential comes first, amenities follow the rooftops. This is how a neighborhood becomes a destination. Anyone holding land or retail space within a half mile should be paying attention now.

⚾ THE RAYS STADIUM DEAL IS STALLING OUT

What happened: St. Pete's CRA delayed another vote on Rays stadium financing. A council member publicly said the June 1 deadline "never existed."

The details: The vote tied to the Hines-anchored Historic Gas Plant District redevelopment got pushed again. The full plan includes 8 million square feet of mixed-use development anchored by the new stadium.

Why it matters: The stadium anchors everything — hotels, retail, residential, office. All 8 million square feet waits on this deal.

My take: That council member quote is a public warning. The Rays and Hines have been at this for years, and political support isn't getting stronger over time. If this falls apart, one of the most valuable infill sites in Florida goes back to zero. Track it weekly.

🔍 RUMOR ROUNDUP

Hyde Park Village — Block A + Block H: Soil rigs showed up at two blocks inside Hyde Park Village. One behind the old Goody Goody building on Block A. One behind Meat Market on Block H — home to Cinebistro, Irish 31, the Cambridge Club, and Hess Fine Art. A source inside an ownership meeting says redevelopment plans are already moving. No permits on file. Soil rigs don't show up for nothing.

TAO Group + Tampa Riverwalk: The Las Vegas hospitality company behind Lavo and Marquee is reportedly working on a Riverwalk concept in Tampa. Nothing confirmed. Nothing on paper yet.
